When you work with me I will outline the entire selling process, and help you prepare you and your home for sale. This might include any repairs that might increase the value of your home. I will also make sure you have everything prepared for the sale process including finding the right attorney if you don't already have one.
I will also help you understand closing costs so that you are clear as to the amount of money you will net from your sale.

Comparative Market Analyses-A summary of comparable homes on the market, sold, and expired. This will help us determine the right price for your home.
Market Condition Report- I will advise you on the current market and how it might effect the price you will get for your property
Listing Advice- I will work with you to create the listing for your property, and how best to offer it to buyer and buyer's agents
Buyer Vetting- The last thing you want to do is to go to contract with someone who doesn't qualify to buy your home. I will make sure that any offers provided to you have been fully examined and reasonably certain to be able to successfully complete the process of buyer. This includes making sure they will pass a coop board if appropriate.
Step by step guidance- I will work with you, your attorney, any buyer's agent and the buyer's attorney from start until the closing table
Marketing Plan
This is a brief list of marketing that I will perform once your property is listed with me:
- Photography- A professional photographer will come to your home and take pictures along with me to show your home in the best light.
- Virtual Staging- For property that needs it we can virtually stage or virtually renovate so that people can see your home's full potential
- Floor Plan- We'll create a clean floor plan
- Social Media- Your listing will go our across various social media outlets including Facebook, Linkedin, Instagram and Tiktok
- Various internet outlets- Your listing will go out across the usual places such as Zillow, Realtor.com, Homes.com, Trulia and more. Additionally we advertise on Juwai, which offers the property to asian speaking population. For properties over $1 million we advertise on Luxury Portfolio which caters to a more affluent group.
- Direct Mail- We send postcards to advertise you home to potential candidates
- Directed Email- I will send emails to potential purchasers, and agents that have worked on similar properties and may have candidates that would qualify for your home
- Show Sheets- I'll create custom show sheets with the basic information for potential buyers to keep
